IMT and stamp duty in Portugal (2026)
For home loans in Portugal only — offers from Portuguese banks, under Portuguese taxes and fees. The banks’ documents will still be in Portuguese; this page explains them in English.
Buying a permanent home in mainland Portugal, you pay IMT (property transfer tax) in bands, stamp duty of 0.8% on the price, stamp duty of 0.6% on the loan, and the deed and registration. On a €300,000 home with a €240,000 loan, that is €10,542.04 of IMT, €2,400 of stamp duty on the purchase and €1,440 on the loan, plus €700 at Casa Pronta. Buyers aged 35 or under buying their first home pay no IMT or purchase stamp duty up to €330,539.

The IMT table for 2026
For a permanent own home (habitação própria e permanente) in mainland Portugal, on the higher of the price and the tax value (VPT). In the first five bands the tax is the value times the rate, minus the band’s deduction; in the last two it is a single rate on the whole value.
- Up to €106,346: exempt
- Over €106,346 up to €145,470: 2%, minus €2,126.92
- Over €145,470 up to €198,347: 5%, minus €6,491.02
- Over €198,347 up to €330,539: 7%, minus €10,457.96
- Over €330,539 up to €660,982: 8%, minus €13,763.35
- Over €660,982 up to €1,150,853: 6% on the whole value
- Over €1,150,853: 7.5% on the whole value
Second homes, property in the Azores and Madeira, and purchases by companies use different tables.
Stamp duty: two, not one
- On the purchase: 0.8% of the home’s value, paid with the IMT. On a €300,000 home, €2,400.
- On the loan: 0.6% of the amount borrowed, for terms over 5 years, charged by the bank at completion. On a €240,000 loan, €1,440.
Interest on a home loan is exempt from stamp duty, unlike interest on consumer credit.
IMT Jovem: the young buyers’ exemption
Buyers aged 35 or under buying their first permanent home are exempt from IMT and the purchase stamp duty (Decree-Law 48-A/2024). It is not a discount on the bill: it exempts the value up to €330,539, and only the excess pays, at 8%. Above €660,982 the exemption disappears entirely.
On a €400,000 home, for example, you pay €5,556.88 of IMT and €555.69 of stamp duty, instead of €18,236.65 and €3,200. If only one of the buyers qualifies, the exemption covers only their share of the home.
The 0.6% stamp duty on the loan is not covered by the exemption.
Deed and registration
At a Casa Pronta desk, a purchase with a mortgage costs €700, with the purchase and mortgage registrations included; at a notary, each act is paid separately. For buyers aged 35 or under buying a first home up to €330,539, Decree-Law 48-D/2024 exempts the registrations.
The bank’s own fees — valuation, dossier, formalisation, registration — come on top, vary a lot from bank to bank, and are listed in the FINE.
How much cash you need on the day
- The deposit: banks lend up to 90% of the lower of price and valuation on a permanent own home, following the Banco de Portugal’s recommendation. Buyers aged 35 or under can get a state guarantee (Decree-Law 44/2024) that allows up to 100% financing, within limits.
- IMT and purchase stamp duty, paid before the deed.
- Stamp duty on the loan, and the bank’s fees.
- Deed and registration.
- The first insurance premium, if paid upfront.
The deposit (sinal) already paid at the promissory contract comes off what is left to pay.
