About qualcredito.com

For home loans in Portugal only — offers from Portuguese banks, under Portuguese taxes and fees. The banks’ documents will still be in Portuguese; this page explains them in English.

qualcredito.com — Portugal Mortgage Comparison — is a free, independent tool for comparing the mortgage offers Portuguese banks hand out, all priced on the same assumptions.

What it is
A calculator that reads the FINE (the Portuguese ESIS offer sheet) as a PDF, asks for the purchase once — house price, loan, term, ages, Euribor and how many years you expect to keep the loan — and prices every offer on that same scenario. It ranks them by net cost over that horizon: everything paid in those years, minus the principal repaid.
It also counts what the FINE leave out or each work out their own way: the price of the products that buy rate discounts, life and home insurance recalculated on the outstanding balance, the IMT transfer tax and stamp duty due on completion, Euribor sensitivity and early repayment.
Who made it
It was made by Cláudia Ribeiro out of a real home purchase: holding FINE from several banks, none of the figures the banks printed let her compare them. Her site is claudia.world.
Independence
It is not a bank or a credit intermediary, it does not sell loans and it carries no advertising. No bank chooses how it appears: the order of the offers comes out of the sums, done on the figures in the FINE the reader uploads.
This is not financial advice. The figures are estimates and depend on what was read from each PDF, on the assumptions chosen and on rates that change. You are the one signing, with the bank, on the documents the bank signs.
Where the numbers come from
Each offer’s terms come from the bank’s FINE. IMT and stamp duty follow the current Portuguese tables, the young buyers’ exemption included; the reference Euribor is updated by hand from the published rates, and can be changed in any comparison.
