How it works

  1. Upload the FINE

    The FINE is the standardised offer sheet every Portuguese bank issues, so most of its fields are recognised on their own. Whatever the reader misses stays editable beside the PDF.

  2. Describe the purchase

    House price, loan, term, ages and how long you expect to keep the loan. One scenario, shared by every offer — that is what makes them comparable.

  3. Read the comparison

    Cost side by side, insurance, rate discounts, fees, taxes, Euribor sensitivity, early repayment — and, at the end, which one wins and by how much.

Why they cannot be compared as they come

  • Discounts with their price. What each one takes off the spread and what it really costs — −0.20 pp paid for with the bank’s own insurance can come out dearer.
  • Insurance on the same basis. First-year premium, premium over the horizon, cover and total, recalculated on the outstanding balance and on age.
  • The money due on completion day. IMT (property transfer tax) and stamp duty at the current rates, young buyers’ exemption included, plus the deed and the land registry.
  • If you change your mind. Paying off early, selling at the horizon, and at what Euribor the cheapest offer changes hands.

Questions

Is this for mortgages anywhere?
No — only Portugal. It reads the offer documents Portuguese banks issue, prices Euribor-indexed loans the way they are sold in Portugal, and adds Portuguese purchase taxes (IMT and stamp duty) and deed costs. It is in English for people buying a home in Portugal who do not read Portuguese; the documents and the bank will still be in Portuguese.
What is the FINE?
The Ficha de Informação Normalizada Europeia — the Portuguese version of the European Standardised Information Sheet (ESIS) — is the document a Portuguese bank hands over with a mortgage offer: amount, term, TAN (nominal rate), TAEG (APR), spread, fees, required insurance and the payment plan. Because it is standardised, most fields are recognised on their own when you upload the PDF.
Are the PDFs sent to a server?
No. The FINE are read on your own computer, inside the browser, and no file leaves the page. Nothing you type is kept after you close the tab.
Why can the offers not be compared as they come?
Each bank quotes a different spread, bundles different optional products that buy rate discounts (bonificações), charges different fees and prices its own life insurance. The TAN, the monthly payment and sometimes even the TAEG they print are worked out on different assumptions — side by side, they mislead.
What is the net cost over the horizon?
Everything you pay during the years you expect to keep the loan — payments, insurance, fees and taxes — minus the principal you have repaid in that time. It is what the offers are ranked by, because it is the only measure that does not depend on which of the bank’s figures you choose to look at.
Do I need more than one offer?
One is enough to see the whole of a loan’s figures. Two or more to rank and compare them, which is what this page does differently.
Does the comparison include the taxes due on completion day?
Yes. IMT (the Portuguese property transfer tax) and stamp duty at the current rates, with the young buyers’ exemption when it applies, plus the deed and the land registry.
Is this financial advice?
No. It is a calculator: it takes the FINE you upload and the scenario you describe, and does the sums. The figures are estimates and depend on what was read from each PDF and on rates that change. Check the numbers with the bank before deciding anything.
